REALTOR’s ® Find A Way To Tackle Discrimination

In Part 3 of discrimination in real estate  
   I want cover the  One America Principles. 

   These principles were  created by the Department of 

   Housing and Urban Development (HUD) in 1997. 

The information on One America Principles is long 

but is very important to all buyers. 

  Here is a list of  principles that I follow:I welcome you and want to do business with you.

  • I will base my decision and opinions of you on who you are, not on any preconceived stereotypes or ingrained value judgments.

  • I subscribe to the federal Fair Housing Act and its principles.

  • I embrace and celebrate the strength that diversity brings to our communities and our nation.

  • I will help you find opportunities to buy the home you choose.

  • I will market home ownership to the public and reach out to people who may not know that home ownership is a realistic option.

  • I will make sure you know there is a full range of housing choices available to you and encourage you to consider all communities and neighborhoods.

  • I will make every effort to maintain open two-way communication. If we do not share a common language, I will work with you to find someone who can interpret.

  • I have incorporated these principles in my daily operations and my overall business plan. I would be proud to share the plan with you.

  • I am here to help you meet your real estate needs because you are the reason I am in business.

  • Please let me know about any cultural or special needs that you have so that our business relationship will be comfortable and successful.

The blog series started out with the  NAR - National Association of Realtors® full article on countering discrimination in real estate. I have gathered a lot of information for my clients over the last 25 years and have added it to my website. I have also added a page covering At Home With Diversity®.

  Now that you have done the fun part, touring homes and have found the perfect one, it’s time for the hard work to start. I have added a Making the Offer to my website that outlines items that need to be done and what I, the realtor, can do for you. I found a Michigan Government website that will help you understand the Michigan Transfer Tax that will need to be paid at closing. Now is the time to think about Home Warranties . I can help walk you through the advantages of a warranty and help you get one. The major inspections/appraisals that will probably be handled at this time: Inspections (always it an inspection) Land Survey ( This is important if there is any undefined boundaries) Home Appraisal ( the lender will insist on this ) No worries, I can walk you through all of these things. Understanding the Mortgage Process

Mortgage 101 Let's face it, the mortgage is the most important item in buying a home. Without the mortgage there is no home. Mortgages can be very confusing . The most important part is getting your Pre-qualification letter and Pre-approval letter . Without these letters sellers are not going to take you seriously. One of the most crucial items that affect your mortgage is your credit score. Your credit score affects the rate you get with your mortgage. When filling out your loan application there is a lot to understand. You will find a Loan Application Checklist on my website to help you with the mortgage process. Be careful when looking online for a lender. There are a lot of scammers out there. The Consumer Financial Protection Bureau (CFPB) has a great brochure to help you look into your lender.
